Agents: Are you blogging/posting about a current deal / transaction you are involved in?

Think about it for a minute....

I would never consider posting on my blog about a deal I am actively negotiating.

WHY?

1. I have a lot of people (many local agents) reading my blog. Could the agent on the other side of the transaction see my posts? sure they could...

2. Is this in the best interest of my clients? I personally do not think so. What would my Buyer or Seller say if they saw a post about a current deal?

3. Confidentiality..... need I say more?

I am currently in the middle of a couple transactions and I would never post about the situation or details. Or ask something like....

What would you do in this situation?

I am not trying to point fingers here. I just think you should realize that others are watching what you are doing and saying on your blog.

Now after the deal is done... that is the time to reach out to others for opinions and advise...

This is just my opinion!

A moon (with a standard digital camera) is hard to get a good photo....

Well every night this weekend my family and I checked out the moon and it was amazing. I hear (or read) it is the largest we have had in years?

Charlottesville is a beautiful place already and to add this moon to the picture is fantastic!!!

Well Tomorrow is Thanksgiving and for some reason I really want to start decorating for Christmas Now!!!

Well, I am not ready to get the tree yet, but just the outdoor lights and reindeer!

We have visitors coming and my family is against me.

 Granny is now 86 years young and she says "It is wrong to decorate until after Thanksgiving"

My wife just look at me like I am crazy!

There is a chill in the air that makes it feel like Christmas to me....

The only one's who are with me at decorating early are my kids! Who would have guesses? lol

Well I am getting started today, even if I just pull things into the garage....

So what about you, do you wait until after Thanksgiving? Dec 1^st? or the day after Halloween???

What is your rule?

Whatever your rules are I really hope that this year you have a very Merry Christmas!!!

This year in Charlottesville, Thanksgiving will be a little quite. Our closest family has moved to New Orleans so it will just be us. We will be inviting some friend to join us this year! There will be Turkey and Pumpkin Pie but the best thing is to have loved ones around during the holiday!

Many times we forget how fortunate we are to live in such a wonderful place, to have family and friends, good food and shelter. We are truly blessed and this time of year we feel it more because the holidays bring it out in us.

If you can find it in your heart this year, please look to someone who is not as fortunate as you are and offer them a kind word or some of your time.

A donation to a local charity is always a great idea and you should consider that too, but how about stopping by a retirement community? There are a lot of folks there that never get a visitor. Or a visit to a hospital or even a phone call to someone who you know is lonely.

I truly feel blessed to live in such a wonderful community like Charlottesville and I know you do too! Share that good feeling with others.

Make "giving" a part of your game plan this year and next, you will be rewarded a thousand fold!

Remember the name of this holiday is Thanksgiving!

That is 2 words, Thanks and Giving!!!

I may be opening up a can of worms, but it would not be the first time! (((What a Tangled Web We Weave!)))

Our schools (may be your schools too) have changed the Halloween Party to a "Harvest Festival".  

You know that all those years growing up "Halloween" has really just corrupted me for life!  

I understand that this is a "politically correct" (or in-correct) thing to do (is it really a Church and State issue?). We have to be sensitive to others...yada yada yada...  

How many people know the origins of Halloween? 

Well, I did not know the origins so I looked it up. Here is a link, it is very interesting.

So are there really that many people that even know the "All Saints Day" has anything to do with Halloween?  

I say let our kids be kids and have some fun.  

Next thing they will be changing the "Valentines Day" to "Friendship Afternoon" and ok, now I am getting ridiculous!

Oh, wait, they are going after Valentines Day too.... St. Valentine... But that is a different story!

I just received another solicitation from a seller (marketing to agents) regarding their investment property for sale in Charlottesville.

Now I totaly understand trying to save money when selling a property but have you looked at the total Charlottesville Real Estate market...

We have to much inventory (like a lot of areas of the country) and even though we have a better market than most areas it is still a challenge.

When the market was hot and inventories were low, it may have made sense to do a FSBO in Charlottesville.

But that is not the market we are in. As of today we have 1378 homes in the market in Charlottesville and the county of Albemarle. That is a lot of homes to compete with when trying to do a FSBO...

You may want to re-think your strategy (at the very least talk with a local expert/Broker)...

Forest Lakes is simply a great neighborhood in Charlottesville!

Whenever I am showing homes to families near NGIC Real Estate, my clients often ask
about Forest Lakes in Charlottesville.

Forest Lakes is a great community with approx. 1,400 homes, Forest Lakes has six beautiful lakes, wooded lots, miles of walking and biking paths. There are 2 large swimming pools (one with a water slide), two basketball courts, 10 tennis courts (8 lighted), two soccer fields, and a fitness center are available to all residents.

This is a fine homes with a full finished basement! (My Clients work at NGIC)

This home in Forest Lakes South is outstanding, full basement and fenced rear yard! (A recent listing of mine)

Forest Lakes is conveniently located in northern Albemarle County (Charlottesville, Virginia).  It is conveniently located off US Route 29, only about five minutes from the Charlottesville/Albemarle Airport.

Friday was a nice day in Charlottesville. We had blue skies and the birds were singing.

Seems it was just another fine day in paradise!

Well to top things off we closed on my listing in Still Meadow (right). This home was a real gem and the sellers are the nicest people.

My sellers are moving on and they are so generous, they gave me some patio furniture and outdoor plants that they could not take with them.

It is always great to work with nice people.

well the story does not stop there...

I also closed on this home (below) in Forest Lakes and it was a bit of a challenge. You see my clients (the buyers) were moving from Europe while the husband was on duty in Iraq. Now with technology we were able to keep the communication lines as open as possible...

Here is where the challenge came in... we got a VA loan through a local lender and somewhere things kept getting lost in the shuffle...

It is always a little more difficult working with a VA loan (for some reason) but we did make it to closing on Friday (about a week late)...

The good news is my buyers are in route and will be here next weekend...

Under contract in 7 days!

I read and hear about how the real estate market is slow. Well I can tell you that if you are selling a home and it is good shape and priced right it will sell.

Last week I brought this nice home on the market in Charlottesville, we had 14 showing and 2 offers in a week.

Why did this happen? The home is in good shape and we priced it to sell. To many people still have their homes over priced in this market. If you are not getting an offer, the market is telling you that you are over priced.

If you are trying to sell a home right now, get your agent to run you an updated set of comps. Look at them like you are a buyer and see if you can tell why your home is still on the market.

You have to take the emotion out of the equation.
