Last weekend I went to dinner with some good friends/clients who live at Keswick Estate.

There was a sign that caught my eye (see photo):

Well if you did not know, Keswick is over 600 acres of the most beautiful land and homes you have ever seen. The new trails must be fantastic. It was getting late so I was not able to walk them...yet.

One note, Keswick is one of the few gated communities in the Charlottesville area. So to access the trail you either have to live there or get an invitation.

Schools – It may sound vague when an agent talks about schools but Buyer and Listing agents can not "steer" a client to or from a school.  

Crime – I hear it all the time, how is the crime in this area. Again an agent will be vague and refer you to a website or the police dept.  

Race and Religion - Who lives in this neighborhood. This is a biggie. Think about this for a minute, agents can not give you a cross reference of nationalities or religion in an area. We can not even tell you if there are a lot of kids in a neighborhood. We will say something like "well, when we drive around, let's see if there are play-sets and bicycles".  

Sex-offenders/Megan's Law – We actually write this one into our contracts, giving you a place to look for this information, but as an agent, we can not do this for you.

Working with new construction and builders is a big part of my business. Many of my clients choose to build their dream home in Charlottesville and there are some excellent builder to choose from in our area. Let me start by saying I am not pointing fingers at anyone here...  

Recently I have seen a couple of incidents in talking with fellow Charlottesville Real Estate Agents where it appears that the agents are not "Working with Clients".

Let me explain what I mean. Agents need to always, ALWAYS work with their clients best interests in mind. This means showing them every property that fits their needs.

I do not care if the sellers are only offering half the percentage that another seller is offering.

I do not care if it is a foreclosure and there will be more work involved. 

You should never be "looking out for your best interests" you are an Agent of the Buyer and you need to always keep that in mind. If you even think you are "working your Clients" you probably are...

Watch it!  

Now lets get out there and work with our clients in mind. It will come back to you 10 fold!

I got a message from a client today regarding zillow...

The message was about a concern that their home has dropped in value 40% since Oct....

Yes I typed that in correctly 40% since Oct....

When I asked how they know that, they responded that "zillow" says so....

WOW!!! was my first reaction!

After I though about it a minute I emailed them back "Do not put 100% faith into zillow"

Check with a local agent who has full data on an area. Getting accurate data is just way to important.

Was I right or wrong?

I can not believe this one...

I ran across a listing that is in a very nice (gated) neighborhood.

The showing instructions say.... (Key at Listing Office)

Now the home is vacant (I am not disclosing the address) and I can not understand why in the world an agent would want you to pick up the key at the listing office...

NOTE: the listing office is on the Western side of the county and the home in on the Eastern side of the county.

Are Lock-box's not reliable?

In showing Charlottesville Real Estate, I have seldom run across this. The real problem is the seller will not get all the showings that they should as this area is often toured by my buyers.

Can an agent spend an extra 1-2 hours round trip to show a vacant home?

Let's get real!!!!

Well the New York Times has again discovered Charlottesville, Keswick and Glenmore!

Now I have been telling you about our great Charlottesville neighborhoods for the last couple years and finally we are getting some National exposure.

Read what the NY Times has to say here: Pastoral Landscapes and Upscale Retreats

Now they go into a lot of detail and even talk about how Keswick Estate was developed by Orient-Express (a discussion I have while touring with my clients).

I just love that the "Cons" of our area mentions only that we are not near a major body of water.

This may be a negative for some people, but my clients who have moved from New Orleans and Florida tend to feel it is a little more secure. I have a really good client/friend who says "I can always visit the ocean and then leave it behind" about a 3 hour drive...

The New York Times did miss a couple of great areas and I invite them (and you) to contact me next time they are in town. I am sure that they would love my tour but they better leave the checkbook at home or they may buy a 2nd home!!!

This morning I went for a walk with my favorite person (my wife). We try to take a walk in our area everyday but there are times when our schedule gets adjusted :-)

This is a picture of one of our favorite places to walk (just a couple minutes from our home). Not sure you get the real idea of how peaceful this area is? It was a little cooler this morning and we can feel a storm coming...

There is a lot to see on these walks! Sometimes we see other walkers and runners (several friends and neighbors) from around Charlottesviile's surrounding areas.

There is a lot of wild life, squirrels, birds and deer.

Occasionally we hear the horn of local Fox Hunters. Then the dogs run by us followed by the riders on horse back. It goes from quite to extremely active.

One of the nice things we see on our walks is some of the most beautiful estates in our county with Blue ridge Views! (see photo below).

Yes, that is the barn, the main home is over the hill.... 

When we are out touring the area looking for that perfect home for you, remind me to show you this slice of Virginia! It is worth the trip!

I am amazed at how our Charlottesville Real Estate is still so much stronger than a lot of other areas.

If you think I am wrong...read on... and compare....

Today I was looking at a site www.hotpads.comto see how they showed foreclosures in out area. Just type in Charlottesville VA in the search box and make sure you are on the foreclosure tab.

Now a couple things about this site. First off from what I can tell the information is way out of date. I looked at listings and they were not even mapped and many of the homes were sold. So this is just a reference tool for me....

Second, I want to thank Pacita Dimacali an associate of mine from Alameda CA for introducing me to this site.

Now here is the interesting thing. Try typing in a different city into this site. Look at different States like CA and FL to get a real picture of the foreclosure market in our country.

I think you will agree that Charlottesville is holding its own. This site show us with a hand full of foreclosures (5 per the site). When I checked our local MLS which covers several counties (we have about 25 at the time of this post).

I get asked about are market all the time and the truth is in the numbers....

This weekend I am out showing homes again and one of the area we will see is Glenmore.

Now one of my favorite neighborhoods, when looking at Charlottesville Real Estate is Glenmore. This golf community offers not only golf and tennis but also equestrian facilities. The homes are priced from 500K-2mil+.

There is something for everyone.

When I am showing homes in Glenmore, I start by mapping out a tour.

The different areas (phases) in Glenmore are easy to locate and to navigate. The hardest part is deciding if you want a home on the course or (as I showed this past weekend) a home on a pond!

We always have a nice day at Glenmore and if we have time, we might be able to do lunch at the clubhouse.

Last weekend I spent time with clients visiting Keswick and Glenmore. Well this weekend looks like it may be a repeat! I am not complaining at all because Keswick Estates and Glenmore are a couple of my favorite gated communities in the Charlottesville Real Estate market!

I have built with clients at Keswick Estates and sold homes in the fine golf course community of Glenmore.

My series on "Room with a View" is on HOLD!!!

Why... we are getting the tail end of the recent hurricane Fay with 2 nice days of rain! (no complaints, we need the rain) However, our project is on hold...

I have to tell you that catching a raindrop in a photo is not an easy task! (see above)

Here is the latest photo of our project and I can tell you being on the porch during this heavy rain was very nice!!!

You can see things are a little wet. Also note that the Posts for the deck rail are going in. We are using a dark Trex for the posts... more info to come after the rains....

One of my favorite things to do is build a new home in Charlottesville with my clients. There is something about new construction that brings out the engineer in me. I love the details and the design. My buildersin Charlottesville are craftsmen, many of which will be on site with tools in hand!

This weekend I am out showing homes and one of the area we will see is Glenmore.

Now one of my favorite neighborhoods, when looking at Charlottesville Real Estate is Glenmore. This golf community offers not only golf and tennis but also equestrian facilities. The homes are priced from 500K-2mil+.

There is something for everyone.

When I am showing homes in Glenmore, I start by mapping out a tour.

The different areas (phases) in Glenmore are easy to locate and to navigate. The hardest part is deciding if you want a home on the course or (as I showed this past weekend) a home on a pond!

We always have a nice day at Glenmore and if we have time, we might be able to do lunch at the clubhouse.

Here are a few of the fine homes that are available in Glenmore:
