What is Crozet or should I say who is Crozet?

The community of Crozet began as a whistle stop on the Chesapeake and Ohio Railroad in 1876 that was established at the request of the Miller Manual Labor School (the Miller School), which had been founded a year earlier.

It was named for Colonel B. Claudius Crozet (1789-1864), a French born civil engineer and artillery officer under Napoleon who is best remembered as the chief engineer for the seventeen mile long railroad tunnel through the Blue Ridge Mountains.

Since its inception, it has functioned as a distinct settlement with a unique history of agriculture, small business enterprises, and a dynamic civic spirit. Crozet was selected for the first Master Plan by the Board of Supervisors in October 2001, based on the community's strong interest and high level of development activity. The Crozet Master Plan was completed in 2004, and implementation is underway.

Upon completion of the master plan, the Board appointed 15 citizens to the Crozet Community Advisory Council, an advisory committee that provides assistance to County staff and the Board of Supervisors on civic/community issues related to implementation of the Crozet Master Plan.The above is from our county website

Seeing a home go from conception to plans to foundation to framing (you get the picture) is very exciting. Since my clients are not local to the area, I want them to see the progress and I also like being there for all the inspections.

As animals, we instinctively compete for food, for territory, and for mates most likely to produce healthy offspring. It is the underlying principle of natural selection that subconsciously motivates us into action.

One needs only to visit the local supermarket before a snowstorm to realize just how intense the natural urges control behavior well beyond the boundaries of rational thought as the shelves are stripped in a frenzy of unbridled hoarding.

Competition in business drives us forward, and allows the fountainhead of thought to continually move us forward in technology and marketing. And while we may cooperate when necessary, it is competition that inspires us to excel.

I want a Paperless Real Estate Office in my area.... am I wrong?

Working with Real Estate Contracts can often lead to an overwhelming amount of paper. I try to go paperless as much as possible.

This week I sent an HOA package that was 160 pages with a simple link to the PDF file.

My home inspectors now do their reports totally on-line (or I would consider not using them).

We even transfer plats, surveys and contracts by email.

Yes we are close but I still want a Paperless Real Estate Office!!!

DEFINITION: The paperless office was a publicist's slogan, meant to describe the office of the future. The basic idea was that office automation would make paper redundant for routine tasks such as record-keeping and bookkeeping. The idea came to prominence with the introduction of the personal computer

PROBLEM: Here is the problem. I still get agents who do not get it.... yet. Some are hand filling out contracts when we can now put everything on-line with Adobe. If you still have to hand write it, then scan it and send it to me. Please do not make me a copy, I just want to reduce the paper.

SIGNATURES: Sure we are seeing digital signatures too, but they have not yet caught on in our area.I am looking forward to when they are accepted.

Mule or Gator? now that is a good question...

Mule or Gator, this is the question and I know many of you are wondering what in the world is Charles talking about now?

When I moved to Virginia (going on 10 years ago now) I went from .25 acres to now 14 acres of land. Well there is a lot to do on a piece of land, cut trees that have fallen, clear brush, create gardens, make trails, fish, hike and explore.

After a short time I realized with all this fun and work, I needed the right tools and one of them is a utility vehicle. So I started to look at options.

There are a lot of people who are "John Deere" die-hards and I am now on my 2^nd John Deere riding mower. The first one was a little small and I beat the heck out of it!!!

John Deere makes a "Gator" and there are several versions of the Gator. Plus it is (as the song goes) "John Deere Green".

Well I looked at the Gator and talked to a lot of people and it is a fine utility vehicle.

Kawasaki makes a "Mule" and the rear bed tilts and it has a roll cage.

There is also a bench seat and a little higher ground clearance.

My property is rather hilly. In fact I would call it steep! So I looked at all the options and talked to a lot of people and I bought a "Mule".

I am so pleased with it's performance on the hills it is hard to explain. It will try to climb a tree if you let it. We have a grand time with the Mule and even use it to pull sleds in the Winter.

The main thing when looking at a Mule or a Gator is to consider your property. How steep of hills do you have? Are you going to be in river beds, etc...

I think if my land were flatter, I would have gone with a Gator. But I can tell you, after flipping over in a Mule and being able to walk away from it (that is another story). I am sold on the Mule!

Signing, Selling, Listing, Buying... it is all like kindergarten stuff if you think about it. On Sesame Street, when I was a child, I learned about the word "cooperation". It was a big word for my vocabulary back then, and amazingly enough it remains a big word in concept for me as an adult.

Cooperating in the process of Real Estate is probably the most elementary and at the same time sophisticated way of of practicing in the industry. The Listing Agent and the Buyer Agent share some of the same responsibilities. They both must meet ethical responsibilities (doing the right thing) and fiduciary responsibilities (duty to act in the client's best interest). That is the elementary stuff. We learned about doing the right thing and acting in other people's best interest on Sesame Street, right? But it becomes a sophisticated process when the duties between the 2 types of Agent Relationships are practiced out in the field. Those two roles, when put to the test, will reveal two very distinct people. Like Bert and Ernie, or Kermit and Miss Piggy, for lack of a better Sesame Street duo.

I imagine you know all of this stuff. But for those unfamiliar with the different skill-set or tools needed to be successful at either job, here is a simple overview:

Listing a home for sale takes a special kind of agent. A Listing Agent must have mastery of Marketing Real Estate. It is almost a separate profession that requires experience, effective tools, knowledge of how to use those tools, financial backing for advertisements and Internet exposure, on top of knowing the Real Estate market and having solid negotiating skills.

A Buyer Agent must master Buyer Agency. They must possess the obvious skills including market knowledge, negotiation, etc., but the most precious thing of all is that the Buyer Agent must invest countless hours to their client. They must commit to you, get to know you, and be continuously available for you to be physically there to drive you to countless listings until you have found your dream home. Weekends, late nights, wind, rain and snow. How may people do you know that will make that type of sacrifice for someone? A Buyer Agent has a very intense job and it takes a special person it do it well.

When a buyer's agent brings an offer to purchase a home to a seller's agent, we call them cooperating agents. Cooperation is a nice word. I admit, if it were not for Sesame Street, I may not have such a deep affection for this simple word. But for you, as a consumer, if you are aware and educated about the differences between the two jobs and what their jobs involve, you will be able to tell the difference between a really good Listing Agent and a really good Buyer Agent... even if they can not!

Do you have any "Langoliers" near your listing?

I show a lot of rural property, land and homes in Albemarle county.

There are some areas in Nelson, Fluvanna and Greene counties that are seldom on the market. Before I drive out to these properties I like to give the listing agent a call and there is one question that I always ask....

Do you have any "Langoliers"?

I usually get a "WHAT" response and I go on to ask about those "Huge Power Lines".... Are there any visible from the property... (Most Agents will not put a picture of a Power Line in the photos of our MLS. Why would they?)

You see when you are looking at rural property, power has to get there some way and most of it is not underground.

These large power lines are a real eye-sore for many of my buyers. Some feel that they are also a health risk.

So if I ask an agent about those "Langoliers" I want to know about "Power Lines" ...

If you did not read the Steven King Book, or see the movie, you have no idea what I am talking about!

Six Reasons Why the Housing Market Peaks Can Not Return

Recent conflicting reports about the housing market and whether or not it is truly in recovery have left consumers as well as those in the real estate business more than a bit confused; those whose business plan is dependent upon a full or quick recovery should proceed with caution. I believe the housing market is far from recovered, and, in fact, will not return to the levels of the past decade for many years—if ever. I see six reasons why the housing market peaks can not return, that it will never regain its past “glory days.”

● Robust home sales are dependent upon consumer confidence in the economy. Consumers must feel that both their personal economy as well as that of the nation is on sound footing before committing to such a major, long-term purchase, especially on the heels of the longest recession in more than half a century. Thus far, consumers are far from confident.

● A vigorous recovery of the housing market cannot occur as long as we have unusually high unemployment. While there is much disagreement on when and how our recovery will occur, the financial experts all agree that unemployment will remain at higher than normal levels for several years, and some projections do not indicate a recovery to “full” employment for as much as ten years. With at least 20 million unemployed or underemployed, and with awareness that many of the jobs lost will never return, a high rate of joblessness could possibly become the norm.

● The dramatic loss of home equity will significantly limit the pool of available move-up buyers. In the past, move-up buyers used the equity from their former home to help them purchase a larger/more expensive one; however, declining home values with the associated loss of trillions in equity means fewer sellers will have the resources to purchase another home.

● A continued high rate of foreclosures will depress both the housing market and the hopes of many potential buyers. The millions who have experienced foreclosure will be automatically ousted from the buying pool. For some, several years of damage to their credit rating will be the defining factor; and others will become permanent renters, avoiding the potential for further pain and the trauma associated with foreclosure.

● A slow increase in mortgage rates will reduce the number of qualified buyers. As we experience the higher mortgage payments associated with rising interest rates, many will fail to qualify for loans on the homes of their choice. Others, having been “spoiled” by the low rates of the past decade, will stay out of the market hoping for a return to those rates.

● Tighter lending restrictions will also result in fewer buyers qualifying for home loans. And the restrictions, combined with the declines in credit scores experienced by millions of consumers will only further reduce the number of buyers.

Additionally, there are other factors such as: high levels of consumer debt, changing demographics, and a diminishing of the appeal of home ownership as a result of experiences during the current recession, will only serve to dramatically alter the housing market for the foreseeable future. While there will always be a group committed to home ownership and will always be homes available for them to purchase, an expectation that the housing market will soon recoup its losses and regain its momentum, for me, seems extremely unlikely.

Working with Real Estate Contracts can often lead to an overwhelming amount of paper. I try to go paperless as much as possible.

This week I sent an HOA package that was 160 pages with a simple link to the PDF file.

My home inspectors now do their reports totally on-line (or I would consider not using them).

We even transfer plats, surveys and contracts by email.

Yes we are close but I still want a Paperless Real Estate Office!!!
